Peanuts, monkeys and discounted fees

Monkey BusinessPeople. There is an old saying, “You pay peanuts, you get monkeys”.
An observation. There appear to be many property owners that are regularly dished up seemingly obvious, mediocre service, if any at all. Cheap, discounted fees are easy to swallow and therein lies a problem.
If you’re dining, it should beg the following question: “Why do I pay discounted fees to only end up with poor or little to no service?”
I ask, “Doesn’t that seem expensive to you?”
Cheap fees = agency must ‘manage’ more and more properties to meet operational income required = there is less and less time available for you, to be given the level of service you’re guaranteed and are paying for. Around and around. The apparent fee discounting culture within the Property Management sector can create a vicious circle circus.
Step Up Property recently commenced a transferred management of a great property, with a great owner and great tenants. However, the tenants confessed they had been looking for another property to move to, just to get away from the previous agent! How about that!? Monkey business indeed.
This particular ‘discounting’ agency gave them bad attitude and poor service, they said. I say a likely product of toomuchonplateism. Luckily, the owner wised up and transferred his property to Step Up Property just in the knick of time. Before he lost his great tenants!
Due to our attentive service and positive ‘can do’ attitude, they’re all now happily in a further fixed term lease agreement. Inconvenience, stress and cost of moving, income loss through potential vacancy, letting and advertising fees all avoided. Good news for everyone.
Moral of the story: You see, quite simply, you’re asking for it if you give your asset over to an agency that will happily slash their fees aka ‘drop their dacks’ to get your business. I should know. I speak as a Landlord, from the many experiences of the proceeds of choosing the wrong agency to manage my property. Once upon a time, in a nightmare far, far away. Yes folks, I too have suffered at the claws of the discounting demon.
We win business based on our guaranteed level of quality services. We think just rolling out the red ‘discount’ carpet lure is pretty lazy, uncreative and quite frankly, boring.
